# The Oakville Reverse Mortgage Process From Start to Finish: An Illustrative Example

An illustrative Oakville couple, both 72, goes through all seven steps: what happens, who does what, what arrives by email and what each step costs.

Published October 15, 2026 by Dominion Lending Centres Homestead Financial

Key takeaways

- The reverse mortgage process has seven steps, from a free estimate to closing, and usually takes a few weeks.
- At 72, the most on a $700,000 Oakville townhouse is about $384,000, and any existing mortgage is paid off first from that amount.
- One-time costs are about $2,000 to $3,500 in total: an appraisal of about $350, independent legal advice of $800 to $1,200, and a lender set-up fee added to the mortgage.
- The only in-person meeting is with your own lawyer, at the lawyer's office.
- Interest is charged only on the money you take, not on the full amount you qualify for.

[OakvilleReverseMortgage.ca](/) uses an illustrative example to show the reverse mortgage process in Oakville from start to finish. The couple below is not a real client. They are a composite with no names, built to show each of the seven steps, who does what and what each step costs.

## The illustrative couple

An Oakville couple, both 72, own a townhouse worth about $700,000, the same as the September 2026 Oakville townhouse benchmark of $700,000 ([TRREB MLS HPI tables, September 2026](https://trreb.ca/wp-content/files/market-stats/home-price-index/TRREB_MLS_HPI_Public_Tables_0926.pdf)). They still owe $90,000 on their mortgage.

They want two things: to end the monthly mortgage payment, and to have money for a new roof. Their adult daughter is copied on every email from start to finish.

## Step 1: The free estimate

The couple fills in the free estimate online: their ages, the home’s rough value and the $90,000 still owing. It takes about 90 seconds, a first figure appears on screen right away, and the estimate involves no credit check. Nothing is signed.

Some people try the [Oakville reverse mortgage calculator](/tools/reverse-mortgage-calculator-oakville/) first. Either way, it costs nothing.

## Step 2: Every lender compared

Next, Richard Hopkins, Mortgage Broker, checks all four Canadian lenders for them: HomeEquity Bank (CHIP), Equitable Bank, Home Trust and Bloom. His first email shows how much they could get, where rates are right now and which lenders fit their townhouse, then asks how much they want.

At 72, the most they could borrow is about 55% of the value. On $700,000, that ceiling is about $384,000. The $90,000 mortgage comes out of that same money first, so about $294,000 is left, not $384,000 on top of what they owe.

They reply that they want $150,000 in total, well under the ceiling: $90,000 to clear the old mortgage and $60,000 for the [new roof](/home-renovations-oakville-seniors/) and a cushion. **Interest is charged only on the money they take, not on the $384,000 they could get.** Advertised five-year fixed rates were 6.23% to 6.94%, advertised by the lenders and checked October 2, 2026. Interest compounds twice a year and is added to the balance.

## Step 3: Their options and Richard’s recommendation, in writing

Richard emails their options with his recommendation, and the daughter is copied. The couple reads it at their own pace and chooses. They can also stop here, or at any later step before closing.

This step costs them nothing. [An Oakville mortgage broker for seniors](/mortgage-broker-oakville-seniors/) is paid by the lender after the mortgage funds.

## Step 4: The application

The couple fills out a quick form and sends a few documents by email: their mortgage statement, their Town of Oakville property tax bill and two pieces of ID each (a driver’s licence and a passport are ideal). A condo townhouse would add its condo fee statement. For income, they simply tell Richard what comes in each month; proof is rarely needed. A [free printable checklist](/resources/) lists what to gather.

Richard sends their application to the lender they chose. Their credit is checked once, only then, and the report goes only to that lender. The credit report can affect the amount or which debts must be paid at closing.

There’s no bank-style income test and no health questions.

## Step 5: Approval, appraisal and their lawyer

The lender usually sends their mortgage commitment letter within a day or two. An appraiser then visits the townhouse to confirm its value, ordered by the lender or by the broker depending on the lender, and it usually costs about $350. In this example, the townhouse appraises at $700,000.

The couple also books their own lawyer for independent legal advice. They can use a lawyer they already trust, or take a free referral.

## Step 6: The independent legal advice appointment

The couple meets their lawyer, in person, at the lawyer’s office. This is the one appointment they go out for in the whole process. It’s usually one visit, often under an hour, and they bring government photo ID.

The lawyer acts only for them and explains the mortgage from the legal side. The lender’s lawyer can never give this advice. The mortgage can’t close until their lawyer signs a certificate.

Independent legal advice costs $800 to $1,200 in Ontario, billed by their own lawyer. The amount is more than the $300 to $500 that lender paperwork often shows.

## Step 7: Closing

The lender sends the money to the lawyer or title company doing the closing. They pay off and discharge the $90,000 mortgage, take off the closing costs, and deposit the remaining money into their bank account.

The lender’s set-up fee, typically $795 to $1,795, is added to the mortgage rather than paid out of pocket. Discharging the old mortgage usually costs $300 to $400.

From the free estimate to closing, the typical timeline is a few weeks.

## The costs in one place

| Cost | Typical amount | When |
| --- | --- | --- |
| Estimate and broker | $0 | Steps 1 and 2 |
| Appraisal | about $350 | Step 5 |
| Independent legal advice | $800 to $1,200 | Step 6 |
| Lender set-up fee | $795 to $1,795 | Added to the mortgage at closing |
| Discharge of the old mortgage | $300 to $400 | Closing |

Together, one-time costs usually come to about $2,000 to $3,500. Each one is explained in [what a reverse mortgage costs in Oakville](/guide/reverse-mortgage-cost-oakville/).

## After closing

From closing day, no mortgage payment leaves their account each month (no required monthly mortgage payments). The tax bill, insurance and upkeep remain theirs, the same as before. Oakville’s [property tax programs for seniors](/guide/oakville-property-tax-seniors/) are worth a look either way.

Their debt is capped at the fair market value of the townhouse at the time the mortgage becomes due, provided they keep paying tax and insurance and look after repairs. Lenders typically call this the No Negative Equity Guarantee, and all four lenders include it.
