# How Much Is Oakville Property Tax in 2026, and What Help Is There for Seniors?

The 2026 rate, what it means on a real bill, and the five programs that can lower or put off the tax for older Oakville homeowners.

Published by Dominion Lending Centres Homestead Financial · Updated October 15, 2026 · 6 minute read

Key takeaways

- The 2026 residential rate is 0.850960% of assessed value: 0.364585% for the Town, 0.333375% for Halton Region and 0.153000% for education (Town of Oakville, 2026 final tax rates).
- Late property tax in Oakville costs 1.25% a month (15% a year), and the Town says that interest cannot be waived.
- Halton's full deferral lets owners 65 and older with family income of $69,500 or less put off the whole bill, interest-free, until the home is sold or transferred.
- The Town of Oakville's $500 Senior's Property Tax Rebate is open to owners 65 and older who receive the Guaranteed Income Supplement, until October 31, 2026.
- Halton's deferral and a reverse mortgage can't run side by side, because a reverse mortgage pays off any deferral balance at closing.

The short answer

Oakville property tax in 2026 is 0.850960% of your home's assessed value, according to the Town of Oakville's 2026 final tax rates. A home assessed at $800,000 pays about $6,808 a year. Owners 65 and older with lower incomes can defer the tax through Halton Region or claim a $500 Town rebate, and Ontario adds a grant and a tax credit.

## What is the Oakville property tax rate in 2026?

Oakville’s 2026 residential property tax rate is 0.850960% of your home’s assessed value, or $850.96 for every $100,000 of assessment, according to the Town of Oakville’s 2026 final tax rates. The Town sends one bill split three ways: 0.364585% for the Town, 0.333375% for Halton Region and 0.153000% for education.

## How much is the property tax on an Oakville home?

The yearly tax is the assessed value multiplied by 0.850960%. A home assessed at $800,000 pays about $6,808 in 2026, which matches the Town of Oakville’s own example of $6,807.68. A home assessed at $1,200,000 pays about $10,212. The table uses the same 2026 rates, rounded.

| Assessed value | Town | Halton Region | Education | Total for 2026 |
| --- | --- | --- | --- | --- |
| $600,000 | $2,188 | $2,000 | $918 | about $5,106 |
| $800,000 | $2,917 | $2,667 | $1,224 | about $6,808 |
| $1,000,000 | $3,646 | $3,334 | $1,530 | about $8,510 |
| $1,200,000 | $4,375 | $4,001 | $1,836 | about $10,212 |

The tax is charged on the assessed value that MPAC (the Municipal Property Assessment Corporation) sets for your home, not on today’s selling price. Your assessed value is printed on your MPAC property assessment notice.

### Due dates and late interest

The 2026 instalments were due February 25 and April 27 on the interim bill, then June 25 and September 25 on the final bill, according to the Town of Oakville’s 2026 due dates page. Late tax costs 1.25% a month, or 15% a year, and the Town says that interest cannot be waived.

Taxes left unpaid long enough can eventually lead to a tax sale of the home under Ontario’s [Municipal Act, 2001](https://www.ontario.ca/laws/statute/01m25). A deferral is different: you apply for it in advance, through the Town of Oakville, before any tax goes unpaid.

### The new stormwater fee

Oakville added a stormwater fee in 2026, billed separately from the tax rate (Town of Oakville stormwater fee page, 2026). The 2026 fee is $137 a year for a detached home, $64 for a semi-detached and $30 for a townhouse, condo or apartment. Those amounts are half the full fee, which arrives by 2028.

The Town’s page lists no senior or low-income relief for the stormwater fee, and Halton’s deferral doesn’t cover it.

## What help is there for Oakville seniors who struggle with property tax?

Five programs help older Oakville homeowners with property tax. Halton Region offers a full deferral and a tax-increase deferral, the Town of Oakville offers a $500 rebate, and Ontario offers a grant and a tax credit through your income tax return.

### Halton Older Adults Property Tax Deferral

**Halton’s full deferral lets you put off the entire year’s property tax, interest-free, until the home is sold or transferred.** The rules come from Halton Region By-law 20-16, as amended by By-law 22-26 in April 2026:

- Every registered owner is 65 or older by December 31 of the year you apply.
- Combined family income is $69,500 or less.
- At least one owner has owned and lived in the home for at least 4 years.
- No tax is owing from earlier years, and you get no other municipal tax relief.
- From 2026, new applicants can’t own more than one property in Halton.

The deferred total can’t go above 50% of the home’s assessed value. Halton registers a lien, which is a legal claim on the home, until the deferred tax is repaid.

The balance comes due on closing when the home is sold or transferred. If the home goes through probate (the court process that confirms a will), or you stop qualifying, the balance comes due on January 1 after a grace period.

There is no fee to join, because By-law 22-26 removed the program’s one-time administration fee. The 2026 intake closed on September 30, 2026, and Halton says the next form comes in spring 2027.

### Halton tax-increase deferral

Halton’s second program defers only the increase in your tax from one year to the next, not the whole bill (Halton Region By-law 21-26, April 2026). It’s open to owners 65 or older, or receiving government disability benefits, with combined family income of $69,500 or less.

The application window closes 45 days after the Town mails the final bill. The deferred increases come due when the home is sold or stops being your main residence, and they’re capped at 75% of the assessed value.

### Town of Oakville Senior’s Property Tax Rebate

The Town of Oakville pays a $500 rebate in 2026 to owners 65 and older who receive the Guaranteed Income Supplement (GIS), the extra federal payment for low-income seniors (Town of Oakville rebate form, By-law 2026-053). You need no tax owing as of October 1 and proof of GIS, such as your 2025 T4(OAS) slip. Applications close October 31, 2026, and you apply every year.

The Town of Oakville’s tax rebates and assistance page says you may take part in only one of these programs: the full deferral, the increase deferral or the rebate.

### Ontario Senior Homeowners’ Property Tax Grant

This provincial grant returns up to $500 a year to owners who had turned 64 by December 31 of the previous year, own and live in their home, and paid Ontario property tax (ontario.ca, page updated January 2026). You claim it on the ON-BEN form with your tax return.

A single person gets the full $500 with income of $35,000 or less, and nothing at $50,000 or more. For a couple, the limits are $45,000 and $60,000.

### Ontario Energy and Property Tax Credit

The Ontario Energy and Property Tax Credit pays seniors up to $1,488 for the 2026 benefit year, based on the 2025 tax return (Canada Revenue Agency, 2026). The credit depends on income, is part of the Ontario Trillium Benefit, and is paid monthly on the 10th from July 2026.

## Should you use the Halton deferral or a reverse mortgage?

You pick either Halton’s deferral or a reverse mortgage, never both, because a reverse mortgage expects every tax instalment to be paid, and any deferral balance is paid off at closing, because Halton’s lien has to be cleared. The deferral fits when income is under the limit and the tax bill is the only problem.

### When the deferral fits

- Every owner is 65 or older, and family income is $69,500 or less.
- The tax bill is the only strain, and you want it deferred interest-free.

### When a reverse mortgage fits

- Family income is above $69,500, or an owner is between 55 and 64.
- The tax is one of several pressures, such as a mortgage, debts, repairs or care.

Nothing is due on a reverse mortgage month by month (there are no required monthly mortgage payments), yet tax, insurance and maintenance stay with you. Interest is charged only on the money you take and is added to the balance, at advertised rates of 6.23% to 6.94% (advertised by the lenders, checked October 2, 2026). ## The bottom line

Oakville property tax keeps coming every year, whatever happens to your income. If your income is $69,500 or less and the tax bill is the only strain, Halton's deferral is designed for exactly that. If the strain is bigger than the tax bill, a free estimate shows what a reverse mortgage could do instead.

## Questions people also ask

**Can you get the Halton deferral and the Town's $500 rebate in the same year?**

No. The Town of Oakville says you may take part in only one of these programs, so you choose the full deferral, the tax-increase deferral or the $500 rebate. The two Ontario credits, the Senior Homeowners' Property Tax Grant and the Ontario Energy and Property Tax Credit, are claimed separately on your income tax return.

**Is Oakville property tax based on what your home would sell for today?**

No. The tax is charged on the assessed value that MPAC (the Municipal Property Assessment Corporation) sets for your home, not on today's selling price. You'll find the assessed value on your MPAC property assessment notice, and it's the number to use when you check your bill.

**Does a reverse mortgage pay your property taxes for you?**

No. With a reverse mortgage you have no required monthly mortgage payments, though the property tax, the insurance premium and upkeep remain your job. You can set aside part of the money for the tax bill, and the lender expects the taxes to stay paid for as long as the mortgage is in place.
