**OakvilleReverseMortgage.ca is a reverse mortgage information website for Oakville homeowners 55 and older**, put together by Dominion Lending Centres Homestead Financial, which holds an Ontario brokerage licence from FSRA.

A reverse mortgage lets you borrow against your Oakville home with no required monthly mortgage payments. You stay the owner. The mortgage is repaid when you sell, move out for good, or pass away, and the money you receive is tax-free.

## When a Reverse Mortgage Makes Life in Oakville Easier

### The tax bill grows with the house

At the Town of Oakville's 2026 rate of 0.850960%, a home assessed at $1,000,000 pays about $8,510 a year in property tax. A reverse mortgage can pay it, or clear the other bills that make it hard to pay.

### A mortgage or line of credit is still being paid

Anything owing on the home is paid off first, out of the reverse mortgage money. The monthly mortgage payment ends, and nothing new takes its place.

### You want help at home, not a move

The money can pay for private home care, a main-floor bathroom or a stair lift, so you can stay in your home and on your street.

### A bank said no

Approval rests mainly on your age and your home. There is no bank-style income test: income is checked only to confirm the property taxes are affordable, and your credit is reviewed once, with the application.

## Reverse Mortgage, HELOC or Selling: How Each Works in Oakville

No single option is right for everyone. Which one costs you least depends on your income, your plans and what the money is for. After the free estimate, Richard emails you every lender compared, and the best deal for your home and goals.

**Three ways an Oakville homeowner can use the value of a home. Each fits a different situation.**

| Question | Reverse mortgage | HELOC (home equity line of credit) | Sell and buy a smaller home |
| --- | --- | --- | --- |
| Monthly payment | No required monthly mortgage payment. Taxes, insurance and upkeep stay yours. | Required every month, and it rises when the prime rate rises. | No mortgage payment if you buy outright. Condo fees may apply. |
| Income test | No bank-style income test. Age and the home decide the amount. | Yes. Income and debts must pass the bank's tests. | None. |
| You stay in your home | Yes, and you stay the owner. | Yes. | No. You move. |
| Cost to set up | About $2,000 to $3,500 in one-time costs. | Legal and appraisal fees, which some banks cover. | About $86,800 in an illustrative Oakville example (detached sold, townhouse bought; 4% commission assumed). |
| Taking more later | You can take more later, up to the amount you were approved for. Later amounts may be priced at the lender's rate at that time. | Available while the line is open. The bank can reduce or freeze the limit. | Not applicable. |

HELOC setup cost and payment rules are typical bank practice. The selling example is worked out step by step in [what downsizing in Oakville really costs](/guide/downsizing-in-oakville-cost/).

TRREB's composite benchmark for Oakville was $1,128,800 in September 2026, down 3.0% from a year earlier. For Halton Region as a whole it was $953,100. A reverse mortgage is a percentage of your home's appraised value, so these values set the range of what Oakville homes can provide.

## Questions Oakville homeowners ask

**How much can you borrow on an Oakville home with a reverse mortgage?**

It depends on the age of the youngest owner and the appraised value. The most you can borrow runs from about 46% of the home's value at 55 to 60% at 78 and older. On TRREB's September 2026 Oakville composite benchmark of $1,128,800, that is about $548,000 at 60, about $619,000 at 72 and about $677,000 at 80.

These are ceilings, not quotes. You never have to take the full amount, and interest is only charged on money you take.

**Do you still pay Oakville property tax with a reverse mortgage?**

Yes. The Town's tax bill, your insurance and normal upkeep remain yours, just as they would under any mortgage. You can use part of the money to pay the tax bill.

Halton Region's property tax deferral for older adults is a separate option. It and a reverse mortgage are one route or the other, because any deferred tax is paid off when a reverse mortgage is set up. The [Oakville property tax guide](/guide/oakville-property-tax-seniors/) explains who qualifies for each.

**Is the money from a reverse mortgage taxed?**

No. The money is a loan, not income, so it is not taxed and you get no tax slip for it. It does not reduce your Old Age Security or Guaranteed Income Supplement.

**Can you lose your Oakville home with a reverse mortgage?**

No, not while you keep up the conditions. You stay the owner of your home. Repayment is triggered only by a sale, a permanent move by the last borrower, or that borrower's death. Until then, the lender can only act if property taxes, insurance or upkeep are not kept up, or if the home stops being your main residence, and that is a slow process with warnings.

Whatever happens to prices, the amount repaid stops at the home's fair market value at the time the mortgage becomes due, provided those duties are met. All four lenders include it; it's typically called the No Negative Equity Guarantee.

**Do you have to meet the broker in person?**

No. Richard works by email, phone and video call, and family members can be copied. Apart from the appraiser's visit to the house, the only face-to-face appointment is with your own lawyer, at that lawyer's office, before signing.

**What happens to the house when you pass away?**

Your family or estate sells the home or repays the mortgage another way. Lenders give between 180 and 365 days, depending on the product, and interest keeps adding up during that time. The lender never owns the home, and everything above the balance goes to your estate.
