## How the calculator works out each figure

**The most you could qualify for** comes from your home value and a percentage tied to the age of whoever on title is youngest. At 55 that percentage is close to 46%; it climbs to 50.5% at 65 and 53% at 70, then holds at 60% from 78. The same table drives the calculator on reversemortgagebroker.ca, so both give the same answer.

**The home value line** grows 4.5% a year from the figure you entered. Oakville prices fell in the year to September 2026, so treat this as an illustration of the long run, not a prediction.

**The loan line** starts at the cash you chose and adds 6.44% interest twice a year, with nothing paid back along the way. It can never rise above the home value, because the amount repaid is capped at the home's fair market value at the time the mortgage becomes due.

**Your equity** is the home value minus the loan in any given year. Taking less than the most you qualify for keeps more of it.

## About the Oakville calculator

**Can you rely on these figures?**

For planning, yes; as an approval, no. The age percentages match the calculator on reversemortgagebroker.ca and lean to the generous side. A lender's actual figure turns on its own rules, the appraisal and, for couples, both birthdays.

**Why do older owners qualify for more?**

A loan to an older borrower is expected to last fewer years, leaving less time for interest to build, so lenders allow a bigger slice of the value. The calculator starts near 46% at 55 and reaches 60% at 78.

**Why does the loan line stop at the home value?**

Because you can never owe more than your home's fair market value at the time the mortgage becomes due, as long as tax, insurance and upkeep are kept current. Lenders typically call this the No Negative Equity Guarantee, so the chart never lets the loan pass the home.

**Is anything you type stored or sent?**

No. The numbers are worked out on your own device and vanish when you close the page. No credit file is looked at.
