A planning figure, not a lender's approval. The appraisal sets the real number. Taking less than the ceiling is fine, and interest grows only on what you draw.

The formula behind each box

Ceiling today: the value you entered, multiplied by an age percentage. That percentage is roughly 46% for a 55-year-old, 48.5% at 60, 55% at 72 and 60% from age 78, matching the calculator on reversemortgagebroker.ca.

Room left: the ceiling minus the balance you entered. A reverse mortgage replaces the old loan rather than sitting on top of it, so that balance is cleared first from the same pool.

Five years older: today's value at the percentage for your age plus five. Nobody can say what the house will be worth then, so the value is held flat.

Selling and moving: a cost, not a payout. It totals an assumed 4% commission (commissions are negotiable) with 13% HST on it, Ontario land transfer tax on the next home, roughly $1,200 and $1,500 for the lawyers on the sale and the purchase, and $2,500 for the moving company. Oakville levies no land transfer tax of its own. The next home is assumed to be a townhouse at the Oakville benchmark when you sell a detached or semi, a condo apartment when you sell a townhouse, and a unit three-quarters the price when you sell a condo. Repairs, staging and furniture are not counted, so expect more.

About the Oakville calculator

Can you rely on these figures?

For planning, yes; as an approval, no. Its percentages match the calculator on reversemortgagebroker.ca and lean to the generous side. A lender's actual figure turns on its own rules, the appraisal and, for couples, both birthdays.

Why do older owners get more?

A loan to an older borrower is expected to last fewer years, leaving less time for interest to build, so lenders allow a bigger slice of the value. The calculator starts near 46% at 55 and reaches 60% at 78.

Is anything you type stored or sent?

No. The numbers are worked out on your own device and vanish when you close the page. No credit file is looked at.
